HOME CHECK


When you leave your vacation property to go home, do you ever worry about it? Is the grass being cut? Is there a water leak or an electrical problem? Are insects in the home or has there been any storm damage? Is there any maintenance that needs to be done? Is it safe and secure? If so, you're being perfectly normal. Actually, how can you not be at least a little worried?

At R&B Properties, Inc. we've been managing rental properties for our owners for more than 25 years and have done thousands of inspections for them. As a natural extension of the property management services we've been providing, we are now offering this inspection service to owners of vacation homes and self-managed rental properties. R&B HOME CHECK will give you peace of mind that someone is watching over your property and taking care of it when you’re not able to be there.

 

With every inspection we look at the exterior and interior of the home. For the exterior we'll walk around the outside of the house checking to make sure the grass is being cut and the swimming pool (if you have one) is being cleaned. We'll check the roof and gutters (from ground level) for any damage, check any screens for tears or holes, make sure exterior faucets are turned off, look for any weather or storm damage and check to see if there are any deferred maintenance issues that need to be addressed. We'll also collect any mail from the mail box and fliers from the front door area and take them inside.

 

For the interior and garage we'll run the water in the kitchen and baths, flush the toilets, check for any leaks, all provided the water has been left on. We'll change the HVAC filter monthly and check the heat/AC to be sure they're working. We'll change the batteries in the smoke detectors twice a year or if they're beeping and check the refrigerator/freezer. We'll check for any pests, make sure the garage looks OK and that the garage door opener works. We'll make sure all the doors and windows are closed and locked.

 

Inspections can be done weekly, biweekly or monthly, depending on your needs. The fee for each inspection is $20.00 if done weekly, $30.00 if done bi-weekly and $50.00 if done monthly. We recommend either the bi-weekly or monthly inspections as they also include running the dishwasher, clothes washer/dryer and the irrigation system to make sure they are all working properly, again provided the water has been left on. You'll get a report with pictures after each inspection and an invoice will be sent out the first week of each month for inspections done in the prior month. As a U.S. Army veteran I support our military. All veterans and active duty military will receive a 10% discount on all inspections. Just let us know if this applies to you.

We can arrange for any necessary repairs, grass cutting, pool cleaning or pest control to be taken care of and we can even have the house cleaned just before your arrival. Of course there will be additional fees, with your approval, for these extra services.
